One bedroom, one bathroom,
and no one else in it.
The sitting room takes the morning light. There's a low sofa, a ceiling fan, a smart TV that we sign out of between guests, and a balcony off it with two chairs — which is where most people end up around seven, when the heat drops and the birds get loud.
The bedroom is at the back, away from the road. Queen bed, cotton sheets, a net fitted over it, blackout curtains, and a wardrobe with real hangers. The bathroom has instant hot water at any hour, not the kind that gives you four warm minutes.
What we spent the money on is the boring part: fibre with a router on backup power, a private water tank, a gated compound with a night guard, and one parking bay that is yours. Kampala tests all four of those, usually at an inconvenient hour.

What people say after they leave.
“Power went off on the second night and I honestly did not notice until I stepped outside and the whole road was dark. Wi-Fi never dropped once. I took two client calls from the desk.”
“I was in Kampala for a contract and did not want a hotel. Kitchen is properly stocked, so I cooked most nights. The mid-stay clean was a nice touch. Boda to Ntinda is nothing.”
“The balcony in the evening is the best part. Quiet street, you hear birds more than traffic. Host sent a voice note with directions which saved us — Google Maps gets confused near the police post.”
“Booked it for my sister's visit. Replied on WhatsApp in about ten minutes, sent the code the night before, no back and forth. Clean, exactly like the photos.”
Opposite Kyanja Community Police.
- 01
Get onto Kungu Road
Coming from the Northern Bypass, turn at the Kyanja junction and stay on the tarmac. From Kisaasi roundabout, head up past the market and keep left.
- 02
Find the community police post
Kyanja Community Police is on your right, painted and signposted. Every boda rider in the area knows it — it's the landmark to give, not the road name.
- 03
We're directly opposite
Cross over. Ours is the gated compound facing the post. Ring the bell or call the guard — we send his number with your booking.
We send a pinned location and a short voice note the day before you arrive. Kyanja addresses are landmark-based, and Google Maps gets vague near the police post — the voice note is usually what gets people to the gate first time.

The things people ask before booking.
01Where exactly is Lachica Homes in Kyanja?
We're off Kungu Road, directly opposite Kyanja Community Police, in Nakawa Division, Kampala. From the Northern Bypass it's about four minutes; from Kisaasi roundabout about seven. We send a pinned location and a short voice note with landmarks once your booking is confirmed, because Kyanja addresses are landmark-based rather than numbered.
02How do I book the apartment?
Everything runs through WhatsApp on 0790 925 659. Tap any Book Now button on this site, pick your dates, and it opens a message already filled in with your dates, guest count and the total. We reply with availability, usually within the hour.
03How much does it cost per night?
UGX 150,000 per night for up to two guests, plus a one-off UGX 20,000 cleaning fee. From seven nights the rate drops to UGX 130,000 a night, and from twenty-eight nights to UGX 110,000. There is nothing added on top of that.
04How do I pay?
MTN Mobile Money, Airtel Money, bank transfer or cash on arrival. We ask for a 30% deposit to hold the dates and the balance at check-in.
05Is there a generator or backup power?
Yes. When UMEME goes off, the backup carries the lights, the sockets, the Wi-Fi router and the fridge. There is also a private water tank, so the taps keep running during a mains cut.
06Is parking safe?
The compound is gated with a night guard and you get one reserved bay inside it. If you arrive by boda or taxi instead, the gate is lit and staffed through the night.
07What are the check-in and check-out times?
Check-in from 2:00pm, check-out by 10:00am. Both are flexible when the calendar allows — ask on WhatsApp and we'll usually say yes. Check-in is self-service: the door code arrives the night before.
08Can more than two people stay?
The apartment is set up for two. A third guest can be accommodated on a sofa bed for UGX 25,000 a night — tell us in advance so we can prepare the extra bedding.
09Do you take long stays?
Yes, and they're a good part of what we do. Consultants, NGO staff and people between houses tend to stay three weeks to three months. From twenty-eight nights the rate is UGX 110,000 a night with a mid-stay clean included.
10Is the apartment good for remote work?
It's built for it. Fibre runs at around 50 Mbps, there's a desk and a real chair by the window, and the backup power keeps the router alive through a blackout — which is the part most listings quietly skip.
